Property Services


Sales & Letting

We act for owners and tenants disposing of shops, offices, warehouses and factories. Occasionally we get asked to dispose of more esoteric property, but in the main we have the best selection of commercial property in Ashford that is on the market.


Property Management

We manage a wide variety of commercial property for a number of clients with rent collection around £1,000,000. Most rents are paid within days of the quarter day and direct into the clients bank account. We take the worry out of property ownership, some clients do not inspect the property from one year to the next but receive an annual report on the condition of the property. Whether the property is Retail, Office or Industrial, we can provide a complete service covering provision of common services, cleaning, maintenance etc and dealing with all tenant queries, holding tenant's meetings and providing audited service charge accounts. Most of the property is in Kent but we do also manage property in Manchester and Reading.


Valuations

We act for all the high street clearing banks and numerous other financial institutions as well as private clients. Our charges are generally in the region of 0.15% of value but there may be good reasons why this is not appropriate in some cases. These are not structural surveys for which you should engage the services of a Chartered Building Surveyor.


Rent Reviews & Lease Renewals

We act for both Landlord and Tenant (but not at the same time) dealing with the revision of rent as required by the lease terms. We aim to provide fair and reasonable advice whichever side we act on. There is no geographical boundary to this work within the UK.


Rating Appeals

The 2005 list gives occupiers more flexibilty as to when they lodge appeals however there is a provision to restrict the number of appeals in the list to one, other than for change of circumstances. We deal with most types of property.


Compulsory Purchase Compensation

For the occasion when you find yourself receiving a Notice To Treat, instruct us and we will advise you on your rights and negotiate the best possible compensation.
